The Ukrainian government has expanded the єОселя affordable mortgage program to include private houses and townhouses, not just apartments. This opens up new opportunities for families seeking more space or a different lifestyle.
What’s New:
-
Eligible property types now include private homes and townhouses (excluding summer cottages or garden houses not zoned for residential use).
-
Maximum loan area has been adjusted:
-
For one person — up to 62.5 m²
-
For each additional family member — +21 m²
-
Example: A family of three can get a loan for a home up to 104.5 m².
-
-
Price limits per square meter have been updated to reflect market realities:
-
Lowered for major cities like Kyiv, Dnipro, Lviv, Odesa, and Kharkiv.
-
Increased for towns with populations under 100,000 — from a coefficient of 1 to 1.7.
-
-
Veterans and families of fallen soldiers can now purchase apartments in buildings commissioned more than 10 years ago (in Kyiv and regional centers), with no age limit in smaller towns.
-
Insurance options now allow coverage at the purchase price.
-
Repeat participation in the program is restricted.
-
Housing certificates from the “Restoration” program can be used, with the buyer covering any price difference out-of-pocket or via credit.
